Cheshire Extra Care Housing - Cheshire

Gleeson Capital Solutions formed the consortium Avant>age with their equal partners Manchester & District H A (part of Harvest Housing Association) and Nationwide Building Society with whom they also form the successful consortium managing the Grove Village, Manchester PFI Project.

Through this scheme Avant>age provides managed housing and care for the elderly at five locations in Central and North Cheshire. The construction works of the five new facilities positioned on brown field sites in Crewe, Ellesmere Port, Handford, Middlewich and Winsford are to be completed in a two and a quarter year period after financial close in August 2007.

The total of 433 homes will provide a balanced sustainable community with accommodation of mixed tenure (rented, shared-ownership, and leasehold for sale) based on 1 bed, 1 bed plus and 2 bed. Avant>age will manage the homes for 30 years. Facilities such as restaurants, fitness rooms, shops, hairdressers, laundry, village hall and activity will be provided to enhance the living experience in addition to the provision of help care and support.

Cheshire County Council believes that there will be an increasing demand for extra care accommodation in the next 25 years. The on-site care and catering provisions are procured separately by Cheshire County Council outside the Non-Housing Revenue Account (Non-HRA) PFI project.

Powerminster Gleeson Services will be providing the Reactive and Planned Maintenance services together with managing the Life Cycle issues. The construction is to be undertaken by Gleeson Building Ltd. Gleeson Capital Solutions provides the day to day management of Avant>age through the construction period and the financial management throughout the 30 year term.
